Avalon Gardens

Avalon Gardens is a Supportive Living complex with 126 “Living Units”, two “Guest Rooms”, a Common Dining Room, numerous recreational facilities and underground parking.

The name Avalon Gardens was chosen because the complex sits on the site of the former Avalon Medical Clinic, and is therefore a name familiar to long-time Murrayville residents, many of whom have already spoken for units in the complex. As a point of interest, the Avalon Clinic was so named because one of the founding doctors (Dr. Parsons) was from Newfoundland’s Avalon Peninsula, and rumour has it his father suggested  using the name for that reason.

Construction – Construction began in September 2008. The building was completed in January 2010, and residents began moving in that month.

Convenience

The site for Avalon Gardens was chosen carefully for its convenience to many goods and services. Within a few hundred feet of the complex are the following:

  • IGA Food Market
  • Shoppers Drug (with Post Office)
  • Two Banks
  • One Credit Union
  • Numerous doctors’ offices
  • Dentists
  • European Deli
  • Many restaurants
  • Liquor and wine retailers
  • Coffee  and Sandwich shops
  • Community Recreation Centre
  • RCMP detachment
  • Independent Pharmacist in Professional Building next door
  • Walk-in Medical clinic in Professional Building next door

Within a few blocks there are the following:

  • Building Supply/hardware store
  • Auto Repair shop
  • Library
  • Community Recreation Center
  • Many other services and shops

Deposits

Those who have selected units, and who are making a formal Offer to Purchase, confirm their choice of unit with a deposit of 5% of the purchase price, payable to the solicitors for Avalon Gardens, Cherrington Easingwood – In Trust. That deposit will remain in that trust fund until time of possession, at which time the purchaser will pay the balance of the purchase price, plus GST and Property Transfer tax to complete the purchase.

Dining Room (and Meal Packages)

Connecting Care (2000) Inc.  will manage and operate our Dining Room. All renters or owners are required to take a Standard Service Package from Connecting Care. That Standard Service Package is $450 per month, and provides 30 suppers per month for the first occupant, as well as weekly housekeeping and flat linen service. For a second occupant, there is an additional charge of $300 per month, which covers 30 suppers and the extra housekeeping and linen service required.

Expanded Service Packages are also available, even though all the units have full kitchens and washers and dryers. As an example, the larger Service Package for an individual would be: $675.00 per month for 60 meals (lunches and suppers), weekly housekeeping and weekly flat linen service. For the second occupant of a suite, the Extended Service Package would be an additional $475.00 per month.

Meals are table-served in the “menu-style” Dining Room. The menu will be one with two choices for appetizers, main course and dessert, and will provide good nutritious variety from day to day. Meals can also be purchased anytime, as desired, simply by paying at the Administration office. Meals can be taken to individual suites at no charge for a day or two if the resident is ill or temporarily incapacitated. Otherwise, there will be a charge for delivering meals to a suite.

There is a Private Dining Room adjacent to the main Dining Room. It seats 10 to 12 people, and can be booked for family dinner visits or occasions. Staff would serve the family members meals there, where they could enjoy the privacy.

Emergency Services

 Langley Hospital is just down the road, and Ambulance Services has a building just a half-block East of Avalon Gardens on 48th Avenue. The RCMP detachment is just across the road to the West of the Shopping Center.

Guest Rooms

There are 2 guest rooms in the complex that can be rented for people visiting residents. They are a room-with-bath, and have no kitchen facilities.

Mail

There will be a mailbox for each suite. Those mailboxes are located near the Dining Room on the Main Floor.

Offers to Purchase

The Offers to Purchase, accompanied by the 5% deposit, will constitute a binding agreement for both the purchaser and Avalon Gardens, and both parties will be expected to complete their part of the agreement. In the case of purchasers who will reside in their units, Avalon Gardens will deal specifically with “medical events”, as we know that elderly purchasers can often experience sudden medical changes in their lives. The changes we speak of are ones in health or physical condition that would make the purchasers unable to live comfortably in a Supportive Living facility. In such cases we would, upon receipt of a doctor’s letter confirming those health changes, refund the deposit monies to the purchaser, express our regrets that they could not be part of Avalon Gardens, and wish them well.

Parking

Avalon Gardens will have “below-ground” parking with the entrance at the Northeast rear corner of the complex, just off 223A Street. There will be 71 parking spots available for residents. This will be a sufficient number of parking spots, as many of our residents will not have automobiles. Parking spots are not included with the purchase or rent of a unit in Avalon Gardens, and cost $40.00 per month. Connecting Care (2000) Inc.) will handle the assignment and managing of the parking spots.

There will be 29 additional designated parking spots at the front and rear of the complex. Some will be for Visitor Parking, and the remainder will be for the commercial spaces at the rear (North side) of the complex.

Pets

Any pets other than a reasonable number of fish or other small aquarium animals, up to 2 caged birds, one small dog (less than 8 kg at maturity), or 1 cat, will require prior written approval from Council.  Owners and/or tenants must attend pets at all times and keep them leashed while in common areas, and do any cleanup necessary. Renters with pets will be required to post an additional security deposit.

Recreation

In Avalon Gardens itself, there will be:

  • Billiards Room with pool table, shuffleboards,card tables and a  big-screen TV
  • Library/Computer Room
  • Crafts Room
  • Exercise Room (treadmills, recumbent bicycle,and fitness machine)
  • Theatre/Chapel/Meeting Room
  • TV Lounge off Main Reception area
  • Outside “Seniors Playground Equipment”

The Community Center with numerous activities, exercise programs, swimming and wave pool is within easy walking distance. The Murrayville Library, which facilitates many programs for seniors is two short blocks away.

Rental Pool

Avalon Gardens will maintain a permanent rental pool of 50 assorted units in the complex. These 50 units will be operated as a Rental Pool. Connecting Care (2000) Inc. will manage all the rentals, and collect the rents, which include Condo Fees.

Services

There will be a Hair Salon in the connected commercial section, with Seniors Discount pricing. Housekeeping and laundry services (over and above those purchased in Service Packages) will be available at discounted in-house prices from Connecting Care. Handi-Dart Service is available in the Murrayville area to those residents who wish to use it, and would be co-ordinated by Avalon Gardens’ staff to ensure good and timely service.

Communications Package

All residents will be required to have their full telephone, cable and Internet service as part of a Shaw “bundle” at Avalon Gardens. The cost for that bundle will be $70.00 per month, plus long distance charges used. Residents will have a new phone number assigned to them when they move in, and cannot set up their own phone, cable and Internet accounts.

Garbage

There is a sanitary garbage chute on each floor near the East elevator for the convenience of residents.

Smoking

All common areas in the complex will be non-smoking. Owners will of course be allowed to smoke in their own properties, if they choose to do so.

Staff

Avalon Gardens will have staff on the premises 24 hours per day, 7 days per week. This will ensure that should a medical emergency arise, residents will know that someone capable and knowledgeable in such situations is there to provide/obtain the proper help. Bear in mind that Avalon Gardens is not an Assisted Living facility, but dealing properly with emergency medical situations is of prime concern to us.

Other staff on the premises will be those providing security, arranging activities, and cleaning and maintaining the building and grounds.

Strata Council

A  Strata Council will be elected from among the owners and/or their appointed representatives.
